Information about Model Rent Act
The Central Government has prepared a draft with the aim of ending the disputes between landlords and tenants, after this draft is approved, it will take the form of a law. After this, the disputes between landlord and tenant can be resolved easily. The interests of both have been taken care of in this law. This has been named the Model Rent Law. What is Model Rent Act ?
Model Rent Law is a legal method by which disputes between landlords and tenants will be resolved. Through this law, the interests of both will be taken care of so that ill-treatment of one of them can be prevented and human values can be protected.
Advance Rent
There is a ban on taking advance fare under the Model Rent Act. In this, the landlord will not be able to take more than two months’ rent in advance. If a person stays beyond the stipulated time, he will have to pay double the rent for the first two months. If he stays for more than two months, he will have to pay four times the fare.

Landlords cannot increase the rent
The interests of tenants have also been taken care of in the Model Rent Act; During the agreement period, landlords are prohibited from raising the rent. If the landlord wants to increase the rent, he has to give notice three months in advance. After the expiry of the agreement period, the landlord will have to return the security money. If there is a dispute, the landlord cannot shut off the tenant’s basic needs like electricity and water supply.

Incentives for landlords
The Central Government received this information on the basis of a survey, more than 1.1 crore houses/flats are lying vacant in the cities, the main reason for this is that the landlords want to avoid disputes with the tenants. Through the Model Rent Act, such landlords will be able to easily rent out their house or flat.
Information of Rent Agreement
There is a provision in the Model Rent Act that when the landlord gives his house or flat on rent, he will have to enter into a rent agreement. This rent agreement includes the monthly rent, period of stay on rent, partial or major repair work in the house. There will be information about responsibility etc. After this, this information will have to be given to the concerned authority. If any kind of dispute arises in future due to giving information, then the landlord or tenant can complain about it to the authority.
